Germantown TN Real Estate

Germantown homes are roughly divided into two areas: west Germantown (zip code 38138) and east Germantown (zip code 38139).  The current median sales price is just under $250,000.  Most Germantown homes were built between the 1970s and today.  There are new subdivisions being developed with modern, energy-efficient homes.  The city property tax rate is $1.54 per $100 of assessed valuation.

2009 saw Germantown again awarded the AAA investment rating from both Standard and Poor’s and Moody’s following a May tour of the city.  Less than 30 cities in the U.S. have this distinction.  Germantown’s management of its finances, solid reserve levels, controlled growth and budgeting during the recession were recognized in the reports.  Germantown has received this ranking since 1987 from Moody’s and since 1994 from Standard and Poor’s.  This allows the city to get lower interest rates for bonds and refinance existing bonds.  The monies from the bonds will be financing public works and infrastructure projects.

Germantown is only 17 miles from downtown Memphis, making it a great commute for the Memphis worker who wants to live in a smaller community and appreciates Germantown’s careful use of its resources.  Germantown is convenient for commuting and travel via TN-57/US-72 and Memphis International Airport.

There are a number of elementary, middle and high schools in Germantown.  Germantown also features specialty schools, such as Mathnasium, Kumon Math and Reading Center and the Memphis Oral School for the Deaf.  Higher education can be found at Union University, a Christian liberal arts university or a short commute to the many educational opportunities in Memphis.

Germantown parks and recreational opportunities are overseen by the Germantown Parks and Recreation department, which is the only department in Tennessee to be accredited through the Commission on Accreditation of Parks & Recreation Agencies.  Germantown has two dozen parks, complexes, playing fields and green spaces.  Parks are regularly patrolled by park rangers to keep the parks safe and pleasant.  There is an off-leash dog area at Forgey Park.
